The floor plan is very spacious: 3 quiet and private bedrooms and 2 large living spaces. Perfectly located in the City of Washington, this 1950 Sq. Ft. Trendy Unit in a Quiet Neighborhood with Unobstructed Mountain Views offers relaxation and is perfect for an adventurer's paradise - we are located just 6 miles away from the spectacular Sand Hollow Recreation Area and downtown St George. The Community Pool is available all year round and is only a few doors down. Fall is the sweet spot here: Zion's summer crowds thin and the canyon starts to turn, Sand Hollow stays warm enough for the water and the dunes, and golf season is in full swing across the St. George area courses. The 20' x 25' Back Patio is really quite spectacular, furnished with a Gas Firepit perfect for cool fall nights, family conversations, and roasting marshmallows, a Private Hot Tub, BBQ Grill, Pergola w/ string lights, and a Patio Table & 6 Chairs! The fully enclosed 8' cinderblock fence offers seclusion from your neighbors with a comfortable outdoor living style. When you are not out exploring, enjoy the home's many amenities, or choose from a variety of board games stored on the right side of the TV console on the second floor. Not a board game person? With 1 Gb high-speed internet you can stream on any TV throughout the entire house through the ROKU platform. (If you have a subscription account, feel free to use your credentials.) Are you a podcaster or influencer? No problem - upload your content, 1 Gb internet will be able to handle your demand. **MESH WI-FI THROUGHOUT THE UNIT** There are RV Parking Pads for Trucks, Trailers, & Tow Rigs situated throughout the subdivision. There are also City Public Bike Paths and Walking Trails accessible just steps away from our front door right in our subdivision. Whether you are golfing, hiking, biking, boating, off-roading & 4-wheeling, or just in need of some fresh air, a getaway, or coming to St George, Hurricane & Washington for local tournaments or events, we are centrally located within minutes of everything! And Zion National Park or Bryce Canyon are not far away either! Cleaning exceeds Airbnb suggested cleaning practices. Surfaces are also sanitized prior to your stay & additional cleaning products are available for guest use. Our cleaners are 5-Star rated & won Best of State for vacation rental cleanings. Guests will have access to our entire home including private jacuzzi hot tub, gated swimming pool, the two car garage except always locked storage room on the first floor where host keeps belongings. There are also Shared RV Parking Stalls around the subdivision for your boats, trucks and OHV Vehicles. This is a self-serve property and we will not be on site during your stay. We make vacation easy for guests and will give you detailed information prior to your trip and a keyless entry. If you have questions prior to your trip, we are happy to assist you 7 days a week. During your stay, our designated Guest Contact will be available 24/7 to help with any issues that might arise. The Quiet Neighborhood with Unobstructed Views is Darling with a Wonderful Community Pool, with Public Walking & Bicycle Trails accessible just steps away from the front door! We are also 6 miles from Sand Hollow Reservoir, 10 minutes from Downtown St George, 15 Minutes from Tuacahn Amphitheater, & a short 40 minute drive to Zion's National Park We are just a half a mile off of I15 with a Maverick Gas Station & Black Bear diner located less than a mile away. We are less than 5 miles to Albertsons, Walmart, Costco, Home Depot, Kohls and many popular dining locations. E Even though we are contactless with a virtual check-in & check-out process, we are only a phone call or text message away. We do have a property manager & a handyman that are available at a moment's notice, as well as top quality cleaning crews who facilitate emergency calls if needed. We are in St George & Washington frequently, so we are happy to give recommendations to anything local like restaurants or things to do. Note: if checking out on a major holiday like: 1. New Year's Day 2. Easter 3. 4th of July 4. Thanksgiving 5. Christmas there will be a price adjustment.
